A broken toilet flange is one of those problems that looks small but causes real damage fast. When the flange fails, the toilet starts rocking. When the toilet rocks, the wax seal breaks down. And when the wax seal breaks down, you've got water slowly working its way into your subfloor every single time someone flushes. By the time most people notice the damage, it's already spread.

Here's what we were working with on this one - a corroded, deteriorated flange that had completely given out. The old hardware was trashed, the seal was compromised, and the toilet had no solid foundation to sit on. This isn't a situation where you patch it and hope for the best. It needed to come out and be done properly.

We replaced everything. New solid brass flange, fresh anchors, new bolts, and a new wax seal. Brass is the right call here - it holds up, it doesn't corrode like cheaper alternatives, and it gives the toilet a stable, secure base that actually lasts. The new flange sits flush and tight, with the bolts properly positioned so the toilet won't shift or rock once it's back in place.

The wax seal is the part most people don't think about, but it's doing a critical job. It's the only thing between your bathroom floor and sewer gases and wastewater. Getting that seal seated correctly matters. We don't rush that step.

A repair like this - when it's done right - protects your floor, your subfloor, and your home from the kind of water damage that turns a simple fix into a major renovation. Small part, but it carries a lot of responsibility.
